Manhattan Contracts: One High Line penthouse asks $28 million; Jeff Gordon's NoMad penthouse finds buyer in less than 3 weeks

By virtue of its location in the taller of the two towers and the unique tilt of the buildings, the unidentified buyer will enjoy spectacular views of the Hudson River and Manhattan's Downtown and Midtown skylines. They will be able to enjoy them from both the expansive interiors and the private loggia off the living/dining room. The penthouse at One High Line was not the only downtown penthouse to triumph last week: Penthouse #9B at 90 Morton Street, a printing factory turned luxury condominium in the West Village, entered contract with a $19,150,000 asking price for the fourth-highest contract of the past week. Public records indicate that the previous owner purchased it from the sponsor for $11,608,050 in June 2019; since then, they have brought in acclaimed designer Natalia Miyar to further spruce up the space. But for some luxury buyers, even the most spacious and well-appointed penthouse is not enough. To that end, townhouses accounted for two of the top five contracts from the end of April 2023. The top townhouse contract and second-highest overall was for 45 East 74th Street, a five-story limestone house asking $26,500,000. Olshan Realty's market report listed the seller as Zhang Xin, a Chinese property developer who bought the house for $26 million in 2013, shortly after renovations were complete. The buyer was identified only as an international individual who is moving their family's primary residence to New York.

45 East 74th Street comes with all the bells and whistles, including but not limited to three wood-burning fireplaces, a full-floor primary suite, a landscaped garden, a fully built-out roof terrace, and a basement swimming pool with steam sauna and spa shower. But 230 West 11th Street, which had the third-highest contract at a $23,500,000 ask, is being delivered as a vacant shell with Landmarks Preservation Commission-approved plans. The current seller has not been identified, but former New York City deputy mayor Vicki Been sold it for $18.8 million in 2022. The Real Deal provided that information and noted that she and husband Richard Revesz, New York University law school dean emeritus, bought it for less than $2 million in 2002.

Mr. Gordon paid $10 million for it in 2013 and has clearly made it his own -- when the New York Post announced the listing, it noted the free-form graffiti art in two of the children's rooms to reflect their interests (Star Wars and Harry Potter).

The buyer was not identified, but they are in esteemed company -- Jennifer Lopez owns the penthouse, and Chelsea Clinton has a full-floor unit one floor below Mr. Gordon's. Additionally, the contract comes less than a month and a half after hedge fund trader John Silvetz's apartment in the building entered contract with an $11,995,000 ask.
