Manhattan Contracts: Tudor City penthouse from Godfather II and Spiderman finds buyer; The Bellemont nears sellout

Windsor Tower, PH via SerhantAs Olshan Realty's market report shows, the past week was another triumphant one for buildings by Robert A.M. Stern Architects - the top contract was for a 5-bedroom, 5.5-bath, 4,784-square-foot penthouse at The Bellemont. The full-floor penthouse has access to two private terraces, and its asking price of $24.95 million is up $3.45 million from the original offering plan price of $21.5 million. Sales at The Bellemont launched in fall 2021; with this contract, only one unit in the building remains on the market.

On the opposite side of Central Park, a 4-bedroom, 4.5-bath, 3,332-square-foot condo at 15 Central Park West entered contract with an asking price of $20.5 million. This represents a 10.9 percent discount from the original $23 million asking price, but was nevertheless the second-highest contract of the past week. The unidentified seller purchased the apartment from the sponsor for $10,793,450 in December 2007.

Little Singer Building via Douglas EllimanThe top co-op contract of the past week took place at Little Singer Building, which is located at 561 Broadway and was built by acclaimed architect Ernest Flagg for the Singer Manufacturing Company in 1903. It was converted to a cooperative in 1979 and contains 22 units, including a penthouse with a private roof deck that just entered contract with an ask of $10,995,000. The 4-bedroom, 2.5-bath home has been updated with Lutron lighting, electric shades, radiant heated floors, and top-of-the-line appliances in the kitchen, though not at the expense of historic features like high ceilings, dramatic arched windows, and skylights. Many of today's designers look to lofts like this for inspiration, but this is a true original.
